With the passage of this Act, Utah statute will no longer include special provisions for pre-lender claimants. The previous requirement, for a pre-lender claimant to withdraw their notice and then to refile their notice once the mortgage was filed, has been eliminated. Another key change is that claimants may link to a preliminary notice filed by an original contractor for the same construction project, using the same entry number assigned to the original contractor's notice.
